The property is provided on an as-is basis, and the tenant is responsible for all necessary refurbishments and upgrades at their own expense. Certain activities, such as handling hazardous chemicals or operating a truck refueling station, are strictly prohibited. Bidders must demonstrate at least two years of relevant experience and provide a detailed business plan including cash flow projections.
