Description

The City of Cape Town is inviting proposals for the purchase and development of 370 erven in Wesfleur, Beacon Hill. This project focuses on creating a mixed-income residential development on approximately 25 hectares of land. The successful developer must provide a detailed concept plan, including site layouts, building designs, parking, and landscaping, while ensuring a tenure-blind approach. The project must be completed within 36 months. Developers are required to submit a comprehensive financial feasibility model, including capital costs and funding structures. The site is currently zoned for single residential use, and the development aims to integrate affordable housing with market-rate residential units.

Requirements

  • Valid Tax Compliance Status PIN
  • Registered on CCT Supplier Database and National Treasury CSD
  • Audited or independently reviewed financial statements for the past 3 years
  • Evidence of completed residential project with minimum R200 million CAPEX
  • Project Lead must have 5 years experience on projects exceeding R200 million
